We perform a comprehensive market analysis as it pertains to your property. By comparing your property to similar properties that have rented in the area, we are able to give you an accurate price not just based on your home but also reflecting the neighborhood. Time of year adjustments are also factored in to give you the most accurate market analysis.
Your property is posted on our state of the art website. We will also feed your property to Zillow, Trovit, Trulia, Vast, Hotpads, Homes.com and Free Rental Site. Your property will be listed in MLS once it is vacant. We syndicate to hundreds of other sites to maximize your exposure.
Once a Tenant gives notice to vacate, we expect them to cooperate with our showing
agents for scheduling appointments. We honor our Tenants' privacy so we will only show our occupied properties after first scheduling an appointment.
We have a 20-point screening process. Some of the processes include acquiring a credit report
and score, Employment/income verification, Residence History, Eviction History, Criminal History, Pet Screening and more.
With decades of experience, we have learned to recognize potential issues with tenants. When
negotiating, we are advocating for the Owner’s best interest. By understanding your financial goals, we can execute a lease to maximize your revenue stream.
Our extensive knowledge of Tenant/Landlord Law assures you the lease is prepared in accordance with City, County, State and Federal laws. We will adjust the lease expiration date to take into account the highs and lows of our rental market.
As an Owner, you want to give your qualified Tenant a good first impression. We will identify any issues the owner needs to address. The tenant will begin the tenancy with a move-in ready property that makes a good impression for both the Owner and Tenant.
Prior to getting their keys, Tenants are required to pay a security deposit, pet deposit/fee (if applicable), first month’s rent, as well as obtain renter's insurance. This assures you that all funds have been received and your property is protected.
Sellstate Alliance Property Management does NOT believe in up-charging maintenance repairs. By adding an additional percentage to the maintenance bills, Owners might wonder if we selected the most qualified or expensive vendor. We only use licensed and insured vendors to ensure that your property is being handled by the experts.
Each month we will provide the Owner with a statement summarizing all monthly income and expenses. All invoices are available for your viewing 24/7 through your Owner Portal. You will be able to see a description of all the work performed and know who handled the repairs. Total transparency assures that you are only paying for the invoice received from the vendor. We also conduct monthly drive-by’s of the property. We will take a picture of the front of the house and share that with you via your portal.
At the end of each calendar year, we provide our Owners with a year end statements. This statement summarizes all the income and expenses for the entire year, making filing taxes much simpler.
