POLICIES & PROCEDURES FOR APPLICANTS

Sellstate Alliance Property Management acts as an Agent of the Property Owner. As an Agent for the Owner, we act solely on behalf of the Owner. We have fiduciary duties to the Owner, which include reasonable care, undivided loyalty, confidentiality and full disclosure. Owner’s Agents often work with renters, but DO NOT represent the renter. However, in dealings with renters, an Owner’s Agent must act honestly and fairly. An Owner’s Agent must also disclose any facts of a material nature affecting the habitability of the property, which are actually known by the Leasing Agent.

If you find a property you are interested in, please drive by the property prior to calling us to set an appointment to see the entire property, inside and out. Appointments are available Monday through Friday, 9:00 am – 4:00 pm and on Saturday by appointment only. Sellstate Alliance Property Management is closed on Sunday and all Federal Holidays.

There is a $40 non-refundable application fee due with the completed application. This fee must be paid on our online portal. Personal checks will not be accepted. Each adult (person over the age of 18 years of age) MUST fill out an application and will be on the lease.

Sellstate Alliance Property Management verifies employment, income, credit and landlord references. This process may take 48-72 hours to complete, dependent on the response time of your references.

Security deposits are required IN FULL at the time of lease signing. Sellstate Alliance Property Management will accept certified funds, money orders or an online payment. Cash and personal checks will NOT be accepted for security deposit payments.

All inquiries and negotiations will need to be addressed by a licensed agent. The person(s) who shows you the unit may not be a broker, and may not be able to answer your questions or make any negotiations.

DISQUALIFICATIONS:
- If any of the applicants have ever been evicted and not made 100% restitution, the applicant will be disqualified.
- If monies are owed to a previous landlord or utility company the applicant will be disqualified.
- If ANY of the applicants are in the process of declaring bankruptcy the applicant will be disqualified. If any applicant has declared bankruptcy within the last 5 years and the applicant has incurred more negative debt than the applicant MAY be disqualified.
- If any applicant has ever been CONVICTED of a felony or any sexual offense, then the applicant MAY be disqualified.

Credit Scores and Security Deposits

- If you have credit score greater than 600, plan on paying a standard, one month rent rate (plus pet if applicable) security deposit.
- If your credit score is between 575-599, plan on paying 1 ½ times the security deposit.
- If your credit score is between 550-574, plan on paying 2 times the security deposit.

-If your credit score is 549 or less, the applicant may be disqualified.

- Sellstate Alliance Property Management may require a COLORADO property owner to act as a co-signer. All co-signers MUST go through the application process.

Military Affiliated Applicants:
If you are an E4 or below, Sellstate Alliance Property Management will REQUIRE your rent to be set up on allotment.

Pet Policy
A pet deposit of $300 will be charged, unless otherwise stated, for ALL pet friendly homes. NO puppies or kittens that are less than 1 year of age will be allowed. A picture of ANY pet must accompany your application for breed verification. We DO NOT accept any of the following breeds, sub breeds or mixes thereof, unless otherwise stated: American Staffordshire Terrier, Bull Terrier, Chows, Pit Bulls, Akita’s, Mastiffs, Dingo’s, Wolf Hybrids.

Sellstate Alliance Property Management approve ALL pets, including but not limited to fish, reptiles, amphibians, birds, etc. Units may be designated as NO PETS – NO EXCEPTIONS. If you rent a NO PET unit, and a pet is found at any time at the unit, you will be subject to $100 fine, per pet, per incident, per day and an eviction could occur.

General Policies
All of our units have a NO SMOKING policy. This includes tobacco of any kind, vaping, marijuana and any other substances.

Check with us for availability of Section 8 approved units.

Until we have a fully executed lease and full security deposit, the unit will remain available for showings and other applications.
